Our one service · Annual Tune-Up
Annual Oil Boiler & Furnace Tune-Ups
One thorough visit a year that covers it all. Sebago Heating’s Annual Tune-Up takes care of oil-fired boilers and warm air furnaces across the Sebago Lakes Region.
What Is Included in Your Annual Tune-Up
Max offers one service, the Annual Tune-Up, and every visit follows the same checklist. Everything on the checklist is included: the tune-up and the safety tests come in the same visit.
Worn parts are replaced only with your OK. You’ll get written combustion results to keep with your records, so next year you can see how the system is holding up.

Additional labor, if needed: $135 per hour, one-hour minimum. We do not accept checks.

Combustion Efficiency & Carbon Monoxide Safety Testing
Max fires the burner and runs a digital combustion test that shows how completely the oil is burning, then adjusts the air setting until it’s running at peak efficiency.
The same test checks carbon monoxide, and he confirms the chimney draft and tests the safety controls and limit switches. A burner set up right burns less oil, makes less soot, and is far less likely to lock out on the coldest night of the year.
Independent Tune-Ups With No Fuel Delivery Contract Required
Every September and October, homeowners looking for a boiler or furnace tune-up find the big oil companies want them on automatic delivery first. Sebago Heating doesn’t sell oil, so buy from any dealer you like.
You get Max on every visit. He shows up when he says he will, explains what he finds, and won’t sell you a part you don’t need.
When to Book Your Annual Tune-Up
Fall fills up fast once the first cold snap hits, so booking in September or October means you’re ready before you need the heat. Homes near the water have a good case for spring, too: a tune-up at the end of the season keeps acidic soot from sitting in a damp basement all summer.
Annual Tune-Up Questions
Is anything on the checklist extra?
No. The Annual Tune-Up is one service at one price, and it covers the burner, the boiler or furnace, and the safety checks.
Do I need a fuel delivery contract or service plan?
No. Sebago Heating doesn’t sell oil and doesn’t require a contract. Buy your oil wherever you like and book your tune-up once a year.
What happens if Max finds a worn part?
He shows you what he found, explains it in plain language, and replaces it only with your OK.
Which systems does the Annual Tune-Up cover?
Oil-fired hot water and steam boilers and warm air oil furnaces, including Thermo Pride, Weil-McLain, Burnham, Buderus, Peerless and System 2000, with Beckett, Carlin or Riello burners. See the brands page.
How long does a tune-up take?
It depends on the system and how much soot has built up since the last tune-up. Max will give you an idea when he confirms your appointment.
